Shared Ownership

Shared Ownership allows you to buy a bit and rent a bit. So, you buy a percentage of the home, and pay rent on the rest - a more flexible way to work towards owning your own home.

  • You can own the full 100% of your home – and you can staircase (buy more shares) as soon as you can afford to. There are no time limits.

  • A sinking fund is money that you put aside each year so that when the building needs something unexpected, like a repair to the roof, there is money available to fix the problem. It’s essentially a long term savings account that home owners put money into.

  • If you’re a leaseholder – i.e. you’re a Shared Owner - you’ll need to pay a service charge. The service charge covers a range of things, like:

    • Cleaning, maintaining and servicing of the shared spaces – like the foyer, garden room, stairwells, corridors.

    • Water hygiene monitoring

    • Testing the emergency lighting

  • As a Shared Owner, you’re responsible for repairing everything inside your home – once Crossings is out the defects period.

    The defect period lasts until late March 2023 and during this time, we’ll fix any repairs.

  • Your rent can increase every April by the RPI (retail price index) plus 0.5%.

  • All of our Shared Ownership apartments at Crossings come with an oven, hob, extractor fan, and a fridge freezer.

Rent To Buy and private rent

Rent to Buy is a government backed initiative that allows eligible working people to rent a home at less than market rent while they save for a deposit to buy.

Private rent is renting at the market rate.

  • For private rent, your tenancy will be for either 6 or 12 months and then it will roll monthly.

    For Rent To buy, you’ll have a 5 year tenancy with the option to buy your home at the end.

  • No, they’re not. But, if you’re renting privately with us, your broadband will be included.

  • For Shared Ownership and rent to Buy, bring your own furniture.

    We’ve partnered with Loft Interiors Manchester to furnish our privately rented homes.

  • Renting privately with us? Then your deposit will be 4 weeks rent.

    Since Rent to Buy is a government backed scheme, there isn’t a deposit.

General

  • You can rent a parking space from us for £65pcm (subject to availability) - but remember that you’re only a 5 minute walk from the train station, bus station and Macclesfield town centre.

  • Don’t worry, Crossings has secure cycle storage by each block.

  • Royal Mail have access to Crossings – if you’re in you’re a Shared Owner or on the Rent to Buy scheme, there are postboxes in the main entrance to the building.

    Our privately rented apartments have their own letterboxes.

    There is also a locker for parcels just outside the building so you’ll never miss that Amazon delivery.

  • We love pets. We do have some rules though. Get in touch with us if you want to know more about our pet policy.

  • All the apartments have electric, no gas.
